What Twin Cities remodelers disclose before you call

A dated audit of what remodelers' own websites say about license numbers, process, design fees, minimum budgets, warranties, service areas and who owns the firm. Sample, rule and gaps shown. No rankings.

What we found

  1. Identity details are common; money details are rare. Of 28 remodelers, 22 name an owner or team, 20 show a license number and 20 state where they work. Only 9 mention a design fee, 9 mention a warranty and 1 states a minimum or starting budget.
  2. When a fee or warranty is mentioned, the terms are usually left out. 2 of the 9 that mention a design fee give the amount or share. 3 of the 9 that mention a warranty say what it covers or for how long. 4 more give a typical cost range for a kind of project without calling it a minimum.
  3. One firm covers all seven items on its own site, and 18 of 28 cover three to five. The number of items found per firm ranges from 1 to 7 of 7: 2 firms with 1, 5 firms with 2, 7 firms with 3, 8 firms with 4, 3 firms with 5, 2 firms with 6, 1 firm with 7. This counts what a site says, not how well a firm builds, and the table below gives no firm a total.

Pages read per firm

Wider sample rule
Every profile typed REMODELER in the Parade of Homes Builders & Remodelers directory (https://www.paradeofhomes.org/homes/builders), listed across all 13 directory pages on 2026-11-06, minus firms already among the 17 listed and firms based outside the seven-county metro area.
Calculation
Counts are computed from the raw data file by scripts/research/disclosures.mjs. Every yes in the table links to the page it came from.
Not collected
Lake West Development: only 1 page loaded and 2 others did not, so it is not counted. Its site describes land development more than remodeling.

What each item means

  • License number shown: a Minnesota contractor license number appears on the site.
  • Process described: a page or section sets out the steps from first contact to finished work, or the menu links to one.
  • Design fee mentioned: the site says design work is charged for, or names a design agreement or retainer. We note where an amount is given.
  • Minimum or starting budget stated: the site gives a figure projects start at. A typical cost range is counted separately.
  • Warranty mentioned: the firm says it offers a warranty. A customer review mentioning one does not count.
  • Service area stated: the site says where the firm works, or links to a service-area page.
  • Named owner or team: the site names the owner or team members, with titles.

What this does not tell you

Inclusion rule. The 17 firms listed on this site, plus a wider sample: every profile typed Remodeler in the Parade of Homes Builders & Remodelers directory (Housing First Minnesota and the Builders Association of the Twin Cities), read across all 13 directory pages on 2026-11-06, leaving out firms already listed here and firms based outside the metro area.

  • Only each firm's own website was read, up to 19 pages per firm, found by following its menu links. A firm can say these things in a proposal, a phone call or a page we did not reach.
  • Not finding something means it was not on the pages we read. It does not mean the firm hides it or lacks it.
  • The wider sample is a directory of firms that chose to take part in a builders association showcase. It is not every remodeler, and it may lean toward larger, more established firms.
  • Whether a firm states something is not a measure of the quality of its work. The results are not a ranking and no firm has a score.
  • Each item was found by a text search of saved pages, and a short list of cases was then read one at a time. Wording that does not use the usual terms can be missed.
